There were difficult foundation conditions as the site was an old landfill tip over an aquifer and there were contamination issues. After protracted discussions with the Environment Agency a foundation design was agreed that incorporated CFA piles and a reinforced concrete raft. The superstructure was timber frame clad in masonry.
The surface water treatment also had to be agreed with the E.A . and a SUDS porous paving solution was adopted together with perimeter tanking to the site so any contamination could not affect adjacent ground.
The final solutions allowed the development to be built on a very problematic site with a negative land value, with a satisfied client.
